FAQs

Grace Court is a 14-unit premium residential development located in Parkview Estate, Ikoyi, Lagos. It comprises 3-bedroom maisonettes at 210 sqm and 4-bedroom penthouse lofts at 300 sqm — designed, developed, and delivered by Waves Group.

  • 2. Can I purchase a unit off-plan?

Yes. Off-plan buyers benefit from early-bird pricing, a 10% discount on the total purchase price, and first choice of units. Early investors also earn returns while the building is under construction.

  • 3. What is the minimum investment for off-plan purchase?

The minimum investment entry for Grace Court is N50,000,000. Full investment documentation, including the Private Placement Memorandum, is available on request.

  • 4. What returns can I expect as an investor?

Grace Court is structured to deliver up to 20–24% returns annually. Rental income for 4-bedroom maisonettes in Ikoyi was estimated at N38M to N80M per annum as of January 2025.

  • 5. How is the payment structured for outright purchase?

Payments are made across four milestones — 40% at agreement signing, 30% at structural framework completion, 20% at finishing and installation, and 10% at final handover and key collection.

  • 1. Does Grace Court have regulatory approval?

Yes. Grace Court holds full approvals from the Lagos State Physical Planning and Development Authority (LASPPDA) and the Lagos State Building Control Agency (LASBCA). We do not begin construction on any development without complete regulatory clearance.

  • 2. What amenities does Grace Court include?

Grace Court includes a swimming pool, modern gymnasium, elevators, hybrid power infrastructure, smart-home ready wiring, biometric access control, 24-hour security, city-view balconies, and all-ensuite bedrooms across all unit types

  • 3. Who designed Grace Court?

Grace Court was designed by the in-house architectural team at Waves Group, led by Principal Architect Wasiu Adeoje. The same team oversees the development and construction process from brief to handover.

  • 4. What is the difference between Waves Group and other Lagos developers?

Most developers in Lagos purchase land and commission an external architect. At Waves Group, the architectural practice is the firm. Every development starts on our own drawing board — which means tighter design control, stronger build quality, and better long-term value for buyers and investors.
